Look out Bruegger’s: Einstein Bros. Bagels is coming at you. This morning, the D.C. Board of Zoning Adjustment approved the Colorado-based chain’s application to open a restaurant at 2233 Wisconsin Ave., in the former Vespa and Fan Fair spaces, which have been vacant since 2008. As we reported in March, Einstein’s needed a special zoning exception because its use of disposable silverware and food-warming equipment (specifically a soup warmer, convection oven, and panini press) classified it as a fast-food restaurant, which is limited to 18 seats. Einstein’s architectural plans call for a dining room with 55 seats, plus seating for 27 more outdoors.

According to the website of the Department of Consumer and Regulatory Affairs, today’s zoning decision clears the way for the Einstein’s building permit application to be approved. A spokeswoman for Einstein Bros. did not immediately respond to a request for comment.

Late last year, Einstein Bros. Bagels applied for a building permit to construct a 55-seat restaurant at 2233 Wisconsin Ave., in the former home of Vespa and Fan Fair. Because the proposed restaurant would use disposable utensils and food-warming equipment, it is considered a fast food establishment under District zoning regulations. This means it needs a zoning exception to operate at its proposed location. In early March, Einstein applied for this exception, and its zoning case is scheduled to be heard on June 4.

Einstein’s had a shop near Safeway until the middle of 2011, when it closed due to redevelopment of the property. Joseph A. Bank clothiers now occupies that space.

Einstein Bros Bagels, which lost its spot at 1815 Wisconsin Ave. last year due to a major renovation, has leased the vacant Fan Fair and Vespa storefronts at 2233 Wisconsin Ave., according to a Georgetown Metropolitan commenter who goes by the handle “Downtown Dave.” The new location should open “in a few months,” he writes. The adjacent storefronts at Georgetown Plaza have been vacant since Vespa and Fan Fair closed in late 2008. We’ve emailed Einstein’s for comment and will update this post when/if they respond.

Prince of Petworth reports that Einstein Bagels (1815 Wisconsin Ave.) has closed. According to the Georgetown Metropolitan, the building, owned by Safeway, will become part of a new retail complex.
